Core focus of the General Manager job
The General Manager will assume ultimate responsibility for the successful operation and strategic direction of the estate. You will orchestrate the smooth running of all functions, maintaining the highest standards of presentation, security, and five-star resident experience.
This role requires a unique blend of operational expertise, financial acumen, and exceptional customer service, honed in a luxury environment (e.g., high-end hotels, private members’ clubs, or super-prime residential properties).
Day-to-day of the role
- Operational Leadership: Direct and oversee all on-site operations, including concierge, security, maintenance, housekeeping, and facilities management, ensuring service levels consistently exceed resident expectations.
- Asset Management: Implement long-term preventative maintenance strategies, managing significant capital expenditure projects and ensuring the property and its luxury amenity spaces (e.g., spa, cinema, private dining) are immaculately maintained.
- Financial & Budgetary Control: Manage substantial annual service charge budgets, financial reporting, and procurement processes to achieve value while preserving the highest quality standards.
- Resident Relations: Act as the face of the management team, building trusted, discrete relationships with high-net-worth residents and addressing all matters with unparalleled professionalism and discretion.
- Team Development: Recruit, lead, mentor, and motivate a large, multi-functional on-site team, fostering a culture of excellence, attentiveness, and bespoke service delivery.
- Compliance & Governance: Ensure complete legal, statutory, and health & safety compliance across the entire estate, including fire safety and complex plant maintenance.
- Strategic Direction: Work closely with the Developer/Freeholder and Resident Boards to implement the long-term vision for the estate, driving continuous service improvement and maintaining the development’s prestige.
Skills you need
We are searching for a highly accomplished and charismatic leader who embodies professionalism, discretion, and a relentless pursuit of excellence:
- Experience: Proven track record (minimum 5+ years) in a senior leadership/General Manager role within a luxury service environment, such as 5-star hotels, high-end serviced apartments, or super-prime residential estates.
- Service Philosophy: A genuinely resident-focused mindset with an innate understanding of the expectations of discerning, high-net-worth individuals.
- Technical Acumen: Strong working knowledge of facilities management, building services, and complex plant (HVAC, BMS, life safety systems) within large residential or hospitality developments.
- Leadership: Exceptional leadership skills with demonstrable experience in managing and inspiring large, diverse teams to deliver world-class service.
- Financial Skills: Expert ability in preparing, managing, and presenting multi-million-pound service charge and operational budgets.
- Qualifications: Relevant professional qualification in Hospitality, Property, or Facilities Management (e.g., FIH, AssocRICS, or relevant degree).
- Discretion: An absolute commitment to discretion and confidentiality is non-negotiable.
